1. Tender (Sealed Bids)
How it works
The property is marketed for a set period typically four to eight weeks with a published closing date. Buyers submit sealed, written offers, usually with a deposit and on a prescribed form. Bids are opened after the deadline. The seller normally reserves the right to accept any bid, reject all bids, or negotiate with the top bidders. 2. Auction (Live or Online)
How it works
The property is marketed for a set period and then sold on a single day through open, ascending bidding. When demand is strong and several buyers are obvious, a tender or auction is the way to extract a premium. When the property is unique or complex, or the market is soft, a traditional listing gives you room to negotiate.
