78.08-Acre Established Poultry Operation with Extensive Infrastructure
This well-established poultry operation is situated on 78.08 acres with highway access, natural gas service and extensive infrastructure already in place. Land not utilized by the farmstead and poultry facilities is currently hayed, providing additional agricultural use of the property.
The poultry facilities include three pullet barns, each approximately 33' × 250', with capacity for approximately 7,000 birds per barn. Originally constructed in the 1980s, the barns have had all windows and doors replaced within the past two years. They are equipped with boiler heating, Chore-Time pan feeding systems and Lubing watering systems, and are connected by an attached work area.
The layer operation consists of six barns, each approximately 44' × 300', constructed in the late 1990s/2000 era and connected by heated hallways. The barns feature side-to-side ventilation, Shenandoah nests and a Prinzen egg packing system and egg grader. Security cameras are installed throughout the facility, and staff amenities include showers, washrooms and a coffee room.
Additional poultry infrastructure includes a 50' × 100' male barn, built in 2000 and equipped with forced-air heating, with an attached hay shed at the rear. A 72' × 16' male spiking barn was added in 2023.
The operation is further supported by several heated work and service areas. An attached heated shop includes a wash bay, while two additional heated shops are connected to the barns. One serves as the loading bay and is large enough to accommodate the entire semi used for egg pickup. A newer 50' × 70' heated shop provides additional workspace and includes a mezzanine and bathroom.
The property is serviced by two water wells with a water treatment system and five pump-out septic systems. Four natural gas generators are housed indoors, and the incinerator is located in a separate building with an attached mechanical room. The farm is supplied with natural gas.
Additional improvements include a well-maintained older two-storey farmhouse with four bedrooms and one bathroom, an older hip-roof barn, and a ZipperLock fabric building providing cold storage.
Eggs are currently shipped to Sofina, with feed supplied through Trouw. The neighbouring farmers currently take the hay produced on the property in exchange for straw and also remove the manure. The manure may provide an opportunity for additional revenue rather than removal through the existing arrangement.
